There can be no question that our economy has taken a heavy blow from the pandemic and many businesses and individuals have been devastated as a result. Yet, the housing market in our area of the North Texas counties of Denton, Tarrant, Dallas and Collins are doing remarkably well. The economy here remains strong and many out-of-state corporations continue negotiating to move into our area.

Then, as today, our housing market is pulling through relatively unscathed. This means, that if you’re thinking of getting out of your rental or lease and buying a home, NOW IS THE TIME!
Why? Because home prices are flattening out slightly as you can see in the graph. This is due to an increase in the inventory of homes on the market resulting from people that need to sell. The prices are not forecast to flatten out for long and will resume their rise to near previous rates.
Many buyers and sellers are now more cautious about walking through homes. Fortunately, I have technology available that will allow us to do nearly all the paperwork and house hunting virtually; even a digital closing.
Let me give you a brief overview of how this works. First, we will get on a call or a Zoom™ meeting and discuss what you are looking for, location needs, special amenities such as ADA-compliant entrances and doorways and other needs or preference items. We will discuss your price range and whether you have begun the process of talking to a lender about being pre-approved. It is ALWAYS easier to negotiate better price and terms if the seller knows you are pre-approved.
As an Independent Keller Williams full service real estate agent, one of these technology tools is an amazing app that I can send you for your phone that will access our MLS so you can search on your own. This app has current information unlike Zillow. This app is simple and easy to use.
Once we have our video walkthrough we can meet at the property and, if the owners are amenable, we can do a walkthrough of the specific rooms you would like to see. This is not required and is certainly at the discretion of the owner – face covering, gloves and booties for shoes will be required for every one’s comfort.
After this we will discuss an offer and terms I will negotiate with the seller’s agent. Once we reach agreement then I will send a Purchase Agreement for you to review and digitally sign along with a check for the earnest money. I will schedule a home inspection if you wish (and I do recommend) and if no significant items are found we are on our way to closing which can all be done digitally as well!
