1. PRICING. The property is overvalued in the market. If the home or condo is priced well above what a market rate would be then you’ll not get people in the door, you’ll not get serious buyers. You’ll get people who will maybe give you a ‘low-ball’ offer but human nature people don’t like to upset other people, so they probably won’t even come in the first place.

2. CONDITION. There’s something wrong with the house that isn’t being addressed. So maybe people are coming to the house, maybe people are seeing the house or condo but there’s something wrong that is not being addressed. May be the kitchen is dated, may be the paint colors are bad or outdated, maybe there’s something wrong with the foundation or roof, or the yard looks bad, or there’s a big tree in the backyard that needs trimming. Whatever it is it could be any reason if you’re not addressing that issue that people are bringing up when they are looking at the home you’re not going to that sale.

3. MARKETING. It is not well marketed. If nobody sees the home or condo for sale, nobody is coming to visit it, nobody is coming to see it, nobody is going to buy it – it’s that simple. If you don’t have a strategic marketing plan, you don’t have a target audience to get that marketing plan to, you don’t have good photos, videos or content on that listing then no one is going to see it, no one is going to visit it and no one is going to buy it. It’s that simple.
