There are some very specific, and statutory time frames (see https://www.genimanning.com/short-sales) in Texas for a lender to declare a property in foreclosure status and you have limited time to take action if that happens. DO NOT fill out any of these letters and send to your lender until we have talked and formulated a plan. Lenders require a Realtor that has specific training to process a SHORT SALE 'package.'
