Jim Nelms, Jr. has more than 30 years of commercial real estate experience with an impressive client roster that includes high-profile firms such as Ford, KIA, McDonald Douglas, Marriott, Baker Botts, LLP, Transamerica, Credit Union of Texas, and New York Life, among others. Throughout his real estate career, he has built partnerships with key decision-makers at both Dallas-based and national firms, representing more than 10 million square feet of transactions with a value of $6 billion. Prior to forming Precept Real Estate Partners, LLC., Nelms began his career at Swearingen Company in 1979. He became a senior partner with Fults Associates in 1981-1999 and negotiated some of the cites largest lease transactions. Nelms was senior a managing director with Julian Studley from 2000-2009 and while there, negotiated the Baker Botts lease for 183,000 square feet of Class A office space in downtown Dallas, as well as 6 other major corporate headquarters leases. At Colliers International between 2009-2011, Nelms created Colliers Education Practice Group with over 20 professionals serving the education Industry. Since the inception of Precept Real Estate Partners, Nelms has structured a Joint Venture for the development of a hospital, and closed over 1million square feet of tenant consulting assignments. He was able to save his clients in excess of $4.5 million. Precept Real Estate Partners, LLC. is a privately owned real estate services company specializing in the disciplines for Space Users only, no landlord representation including Headquarters lease negotiation and restructuring, User / Purchaser property acquisition, joint venture negotiations, and the creation of development opportunities with various partners.
Honors and Awards: Nelms has received awards for production including the Top Producer and Pinnacle Awards and has been recognized by the Dallas Business Journal as one of the “Top 25 Heavy Hitters”. His tenacity and creativity have allowed him to develop real estate solutions that improve the financial and organizational position of his clients. He has worked for firms in office, industrial and international real estate endeavors, acting as their advocate in corporate relocations, consolidations, restructures, expansions, building and land sales and development pursuits.
Orgnization: Nelms has served on the board of directors for the North Texas Commercial Association of Realtors® (NTCAR), an 1,800 member regional realtor association. He is past President of the Society of Industrial and Office Realtors® (SIOR) of North Texas, and a former board member of the Central Dallas Association. Nelms is a CCIM candidate and is also involved with the National Association of Realtors®. Nelms is the past Chairman of the Board of the American Heart Association, as well as a board member of the Town North YMCA.
